Hi, I'm <a href="https://www.explorelexingtonky.com/about/">Kim Soper</a>, I'm a Realtor in beautiful <a href="https://www.explorelexingtonky.com/lexington-ky-homes/">Lexington, Kentucky</a>, and I wanted to do a quick video and I wanted to touch base on professional photography and why that is so important in real estate. A prime example is the property that I just got back from showing. It was an older home from the 1970s. And it did not have professional photos online. Initially, my buyer and I thought that we will just bypass this property because honestly it just didn't show good online. It didn't captivate our attention and it certainly didn't make us want to go see it, but we thought we'd give it a chance and when we got there
We were so surprised! It was so much better than the photos and we really liked it. And that goes back to why that honestly is my pet peeve in real estate. It doesn't matter what the price point is. If it's 20,000 or if it's $4 million dollars, every seller and every property deserves to have professional photography and full professional representation. I always tell my sellers literally how important it is this day and age, because so many people are looking at homes online and they just swipe through the photos. And if it doesn't look good, you may never even get that initial showing from them. And that property today was a prime example of how we fell in love, once we got there and had that house had photos, we may have even loved it before we even got there. So professional photos are near and dear to my heart.
You guys know work with a lot of older couples, maybe someone's downsizing. Maybe it's an elderly person who just lost her spouse and many think, well, why do they even need professional photos? They might not even use the internet or the computer, but literally I want them to see how beautiful their home is. And so even if they don't use the computer, you know, don't shortchange them as a seller. They deserve those photos too. And I always tell them, I'm going to print everything out, all the photos, all the marketing. So you can see exactly what your house looks like to the buyers and honestly how beautiful your house looks. And that's something that I want them to have, those mementos and those copies of the photos to take with them and maybe put them in a scrapbook, but something to remember the home by. And professional photos really help a seller generate the most money possible for the property. So make sure if you're selling, you do have professional photos. It's so crucial to really showcase your home in the best light and sellers deserve that, everyone does. It was so alive last night with culture, fun and folks! Back in my younger days the only thing open in downtown Lexington on Sunday nights was Big Blue Martini. Times have changed! Lexington is such a destination town and it's a great staycation forever kind of town. Check out some of the painted murals I saw last night.

Hi, it's Kim Soper of ExploreLexingtonKY.com and Realtor here in Central Kentucky, as well as Lexington, Kentucky, my hometown. Welcome. So I'm getting ready to go out and meet a buyer. We're going to look at a property that's been on the market for less than an hour. We're going to be one of the first ones in to see it. And we're very excited. So just some quick tips, if you are a buyer in the Lexington or central Kentucky market, make sure that your agent has you set up on online portals. So basically what that means is for example, my buyers and I, we literally watch the market every hour, basically down to seconds minutes. And what we do is take their criteria, we plug it in, we build them an online portal and the minute that property hits the market, we're going to know, and then we have the chance to set the appointment and be in the house as soon as possible to view that.
It's great. Honestly, I can't imagine being a buyer in today's market and not being on one of those portals, it would just be so time consuming to search all the websites and plug in your criteria constantly. And by the time you do that sometimes already pending. So make sure that your agent is utilizing technology and has you on one of those portals. Any questions, let me know. Also note that for the portals that's important, but it's also important to have a great agent that's connected. For example, I'm constantly, checking in with other agents and the network and seeing what they may have coming on the market that may work for my buyers. And I'm always letting them know of new listings that I have ready to hit the market, momentarily, so they can get a leg up on that too, to make sure their buyers are prepared and that helps buyers or that helps sellers. Here are a few warning signs to look for that may indicate your dryer is getting clogged up by lint:
Clothes are taking a lot longer to dry, and sometimes not even drying all the way.
Clothes may be hotter by the end of the cycle.
The outside of the dryer starts to get really hot.
The outside exhaust vent flapper isn't opening much.
The laundry room begins to feel really humid.
There is a burnt smell in the laundry room.
If this seems to be the case, then you'll want to evaluate your dryer. The tools you need to clean it are as follows:
A vacuum with a long hose attachment.
Dryer vent brush kit.

Here are 4 steps to cleaning your dryer:
1. Remove the lint trap filter and make sure it's completely cleaned off. You want to make sure you're cleaning the filter after every load to help prevent lint build up.
2. Vacuum the space that houses the lint trap filter. The filter doesn't capture all of the particles, and this is the second place the lint will begin to accumulate.
3. Disconnect the dryer duct and clean out the duct with a long hose from a vacuum. You can also use a duct brush to help you complete a more thorough job.
4. Make sure the duct is connected properly. You don't want it cinched in any part of the duct, to prevent crevices where the lint can get stuck.

Most odors stem from accidents. You always want to attend to the accident right away. Blot them with a paper towel and use mild dishwashing liquid to help remove the odor. Once completely cleaned, blot again with fresh paper towels to dry the spot. If the accident is not recent, use an enzyme cleaner to eat the bad bacteria. Another great idea is to use activated charcoal. It is a form of carbon that has been activated to make it extremely porous. You can get activated charcoal meant for pet odors at most pet stores.
Green Cleaning Products

Fall for everyone in the United States starts late September except for those of us in Kentucky. The first home Kentucky football game always starts the fall season here in Lexington, KY. Our first home game will take place this coming Saturday September 3, 2022 at Kroger Field AKA Commonwealth stadium at 7:00 p.m. against Miami of Ohio. Although I am more of summer person, everyone always tells me to embrace fall in Kentucky. I have learned over the years, fall really is a neat time here in our state. There are tons of cool fall festivals and events and of course football. The temps are usually in the high 60s to mid 70s during the day and of course the sun is shinning! If you have a chance to visit, be sure and see what Kentucky is all about in the fall.

You could end up missing out on the perfect buyer if you decline too many showings. The longer it sits on the market, the less value buyers will see in it. Talk with your agent about having a 12 hour notice period if the extra time is needed, but make sure your home is available to be shown as often as possible.
3. CLUTTERED SPACE
Buyers want to walk into a house and envision their lives in that home. This is difficult to do if your home is cluttered with personal belongings. They are instantly given the feeling of invading someone else's personal space, instead of the satisfaction of being able to see a future in your home. Make sure your property is clutter free before putting it on the market; and store away any family photos.
4. UNPLEASANT ODORS
If you smoke or have pets, it's easy to get used to the smell to the point that you don't even notice it anymore. But it's important to understand that the scent can be picked up by new people visiting your home, and it can really turn them off from making an offer. Before a showing, make sure to dispose of any garbage, don't cook fish or other strong smelling food, and ensure the home is freshened up so there are no pet or smoke odors.
5. UNWILLING TO MAKE REPAIRS
Selling your home as-is may sound appealing at first, but being unwilling to make repairs could cost another mortgage payment that far exceeds the cost of repairs if you refuse to work with the buyer on their requests and the home goes back on the market again. When listing a home that cost hundreds of thousands of dollars, if not millions, you want to make sure it's presented in the best light. You wouldn't buy a $50,000 dollar car if it was filled from top to bottom in someone's personal content and trash. This is the same mindset you need to carry into selling your home that will be worth well over a $100,000.
1. SAY BYE TO CLUTTER
The best thing you can do for your home for sale is to get rid of all of your clutter! Make a rule for your home that for every new piece that comes in, one must go. One of the biggest factors to a cluttered home is too much furniture. Generally, in a professional staging, half the home owner's furniture is removed to make the house look much bigger. Look around your house and see what you can pack away. It'll be worth the investment to get a storage unit for a couple of months to store away a lot of your furnishings and goods.
2. FURNITURE GROUPINGS
It's largely misconceived that furniture pushed directly up against walls make a room look bigger, but this is far from true. Instead, you'll want to float your furniture in reach room and away from the walls. Position your sofas and chairs into cozy conversational groupings. Be sure the furnishings are placed to make the traffic flow in a room obvious. This will make the room more user-friendly and will make it look larger.
3. TRANSFORM ROOMS
If you have a room that has only served to collect boxes or other junk, it's important to purpose the room to something that is functional. You can make it into an extra bedroom, a small cozy nook/reading room, etc. If it's in the basement, hid the boxes and turn it into a gaming room or family area.
4. HOME LIGHTING
Great lighting is the trick to making a staged home look warm and welcome. Most homes are improperly lit, which makes rooms look dark and dreary. There is a quick fix to this issue. Increase the wattage in your fixtures and lamps, aiming for about 100 watts per 50 square feet. Add three different types of lighting to each room: ambient (general overhead), task (under cabinets or pendants), and accent lighting (table lamps and wall accents).
5. GO NEUTRAL
The simple trick to toning down dated finishing in any space is a little bit of fresh paint. You don't want to go stark white, but look into neutral grey and beige colors. Beige colors can also consist of warm honey like colors, soft blues and greens, and a variety of undertones that add a little life to a general neutral color. If you do want to use bold colors, be sure to only keep it on accent walls to help enhance structural features.
6. MAKE IT LOOK BIGGER
If you want to make a room bigger than it is, paint the room the same color as an adjacent room. For small kitchens and dining rooms, a seamless look will make the space feel like one, open it up, and make it seem much larger. Using drapes that match the wall colors can also add an emphasis to the room's size.
7. USE YOUR GARDEN
Staged homes have an emphasis in fresh flowers and pricey floral arrangements. If you don't have the money to go all out on florals, you can get this same effect by raiding your garden space. You can DIY beautiful pieces with fern fronds, magnolia clippings, and more. Use the spring and summer months to find cheerful flowers and use them in your arrangements.
8. GET A FACELIFT
So you can't afford new cabinets? Then you can just get new doors and drawer fronts. Then paint everything to match and add new hardware to them. Instead of replacing the entire dishwasher, you may be able to get a new front panel, go for stainless steel if you can pull it off. Check with the manufacturer to see if replacements are available for your model.
9.MAKE NECESSARY REPAIRS
Unfinished home projects can really scare off potential home buyers, so you'll want to be sure to make required repairs. Missing floorboards and large cracks in the sidewalk on the way to your door tend to be a red flag. Holes in walls and scratched up door frames can really look unattractive. These repairs cost you less to fix than buyers might deduct from the asking price.
10. CLEAN YOUR HOME
Aside from de-cluttering, the most important step to staging your home is to clean it. A dirty house is a quick turn-off for potential buyers. Most homes, especially with children and pets, and smokers, have a smell that may go undetected to home owners, but are quickly picked up by strangers. Be sure to have your home professionally cleaned prior to staging to appeal to all buyers that your home is nice and fresh.

Here are ten chores around the home that you really only need to do annually, minus special circumstances. Let's dive in!
1. Curtains & Drapes
Unfortunately, we don't mean the dusting part. You'll want to dust at least once a month, but when it actually comes time to getting them cleaned, you only really need to do that once a year. You can take them in to get dry cleaned or follow the instructions on their tags if you choose to wash them at home.
2. House Gutters
Gutter guards can be a great investment, especially if you live around trees that shed all year long. These can keep your gutter cleanings minimal, generally about once per year. You'll want to do this in the autumn when all of the leaves from the trees have already fallen.
3. Fireplace & Chimney
After the winter, you'll want to give your fireplace a thorough cleaning. You can use a shop vacuum to clean up the embers. Make sure to wash down the fireplace tools as well. Go an extra step further and schedule an appointment with a chimney sweeper.
4. Carpets
We wish we meant vacuuming, but that's pretty much a weekly or biweekly task for most households. In this case, we mean a deep clean. The best time to get this taken care of is right after summer.
5. Outdoor Furniture
The best time to clean outdoor furniture is when you bring them out of storage for Spring. Of course, if messes up happen while you're using them, you want to clean the spots right away, so you avoid an accumulation of stains in a short period.
6. Mattress
Mattresses have improved through the years but they still need a little bit of attention. At least once a year, give your mattress a thorough cleaning and change the position of it.
7. Kitchen Cabinets & Pantry
Early November is a great time to clean out kitchen cabinets, drawers, and the food pantry to get them ready for the holidays. Do a section of cabinets at a time and empty them out completely. Wipe down the shelves and reline with shelf paper if needed.
8. Linen Closet
Just once a year, empty out your linen closet and give it a thorough cleaning. Take time to vacuum away dust and spiderwebs and reline any shelves.
9. Garage, Basement, & Attic
No one is expecting you to have a perfect garage, basement, or attic. However, a good cleaning at least once a year can help you keep an eye on things, such as moisture or insect problems. It can also feel good to get rid of junk that tends to accumulate in these hidden spaces.

One of the coolest things about Parkette is the HUGE lighted neon vintage sign that was made by the locally owned Ruggles company. It was the very first sign they made. Over the years, more and more bulbs have faded on the sign and it would be very costly to get it up and running fully again. I didn't realize until today that this sign is grandfathered in the Lexington, Kentucky zoning regulations. If someone wanted to move this sign, it can not be placed somewhere else. So hopefully whatever happens to the land - the sign stays up. That would at least give us all something fondly to remember.

Hey friends. It's Kim in Kentucky again. I've got my horse racing buddy right behind us. So wow the Kentucky Derby, oh my gosh, Rich Strike was an 80-1 horse that won the Derby. Obviously my mom and I didn't win on that horse, but what an incredible run it was. I don't know if you had a chance to go back and look at that footage that NBC posted with that aerial view and just to watch how quick Rich Strike was moving through traffic almost toward the back of the field and moving so quick, It seemed like all within 15 to 20 seconds, to get to the front, it was just an incredible run. And that's honestly what makes the Derby so special. You can study that program, the odds, the sire lines and hope that you have a winner. But guys, honestly, it's so much luck too. You just never know what's going to happen.
And they say that's the biggest upset since 1913. What an incredible day. We're all still on cloud nine. Rich Strike was born and raised in Lexington. He was bred by Calumet Farm here in Lexington, not far from Keeneland Racetrack. And then he pretty much grew up off Russell Cave Road, not far from where I grew up, so I definitely have a special connection. Just like feeling like, oh, he's like from my old neighborhood. But just a great run and the stories that are coming out, just how humble it seems like the trainer and the owner are, and they're just like, we just, we didn't know. We, we hoped, you know, it's always the dream to win the Derby. And I love the stories about Jerry Dixon Jr. That's the groom for Rich Strike They just seem like they have an incredible bond.
I'm sure you saw right after the race, Rich Strike was kind of feisty and he was high strung a little bit. I mean, obviously rightly so. He just won a huge race. He still seemed like he wanted to run and then the crowd is going crazy, so much noise. And it seems like once Jerry got back to Rich Strike, he immediately just calmed down in Jerry's presence. It was just kind of neat to see kind of that special bond. And a friend of mine, he actually had been at Churchill Downs all week with Rich Strike and was posting a lot of pictures and videos. It was kind of like a behind the scenes look. And I think helps like build a connection to that horse and the people associated with it. Funny story, they said, Eric, the trainer literally fainted in the paddock.
Once the horse crossed the finish line. I'm sure I would faint too. if my horse won the Derby just in a surreal moment. So we're super excited about it. Hopefully he does well in the Preakness and in the Belmont, but for some reason, even if he doesn't wins those races, he still has a piece of our heart here in Lexington. I hope you enjoyed the Derby. It's just always so much fun. It doesn't matter who you pick at the end of the day, just pick the one that you think's going to win or has the coolest name or the sire lines that you like. Maybe it was a horse that you bet on its dad
A few years ago and now you're like, oh, that's the son. I'm going to bet on that. So I do that a lot too, but obviously this time I didn't make the right bets. I wish I did, but I had a great day with family and friends. And that's what it's all about. Kentucky - we always have a great time. It's like a holiday here. But if you're not in Kentucky, I know Derby parties are still huge. So have fun. Hopefully your horse wins next year. And as we say in Kentucky, we're always off to the races. Enjoy your summer. Make sure you work with an agent that has the ability to start up a coming soon buzz around your home. You want to let the market know that your home is going to be coming soon, and start up conversation and interest. This gives time for word about your home to spread to get more foot traffic and competition on your house.
4. STAGING IS KEY
It's without question that to get over market value for your home, it has to be in tip-top condition. Discuss with your agent the importance of having your home professionally cleaned and stage to attract more buyers. Starting up a buzz won't lead to much if buyers walk into your home and turned off by orders, unappealing lighting, or rooms that are not properly staged. You want to allow buyers and opportunity to see your home in the best light the first time they walk through your door.
5. CREATE A DEADLINE
Have your agent set a deadline for offers, say a Monday or Tuesday, right after a weekend of doing open houses. This can generate a sense of urgency around your home, letting buyers think there is a large amount of interest and to get offers in quickly. Now think of your real estate agent being in the middle of all of that. You can use your devices to look for a home, look at market data the way you look at WebMD, knowing not to take it too seriously because you need a real professional's input, but it's fun and gives you a general idea of what to expect. But there in lies the issue, the data online is an oversimplified version of what goes into the process of buying and selling. The same way it oversimplifies medical diseases and surgeries, you'd still expect to get a professional's diagnosis.
Although a real estate agent isn't quite like a doctor, the industry in it's legalities, contracts, and processes is similar in the sense that it needs to be taken seriously. Looking for a house online and wanting to put an immediate offer on one can be exciting and fun, but the issues that require a professional's guidance comes after the initial contract is written up and the hard work comes into place to actually make the home your own. Same for sellers, if you decide to put your home on the market and want a website that will give you an automatic offer, how do you know you're not being taken advantage of in the price? But most importantly, how do you know you're not being taken advantage of in other aspects of the contract? Because there is a lot more to the sale of the home then just agreeing on a number.
The next time you're digging through public sites for homes for sale, and getting instant home valuation estimates, keep in mind that this is a simple process to give you an idea of your market. A very general idea. But after you've found the perfect house, or after you've decided that the numbers make some sense for you to sell, call your favorite real estate agent and make sure they give you a more detailed look into the market and assist you through the full process, not just the exciting first parts. Because it's going to be in the middle of a contract when the lending is falling apart, or negotiations can't be made on repairs and emotions are at an all time high, that you are going to wish you had put down your laptop and had an agent fighting for you by your side. Use the internet, have fun with it's amazing resources, but don't let it replace your agent. We aren't in an age, just yet, where technology can do everything a professional can.

Use outdoor furniture and create a room setting of clean furniture to show buyers the usefulness of the space.
Clean roof and gutters
Repair broken fences
Maintain landscaping by trimming weeding and raking the flower beds. Don’t forget the tree branches too!

There are a variety of programs to help you get into your dream house. Since these vary by county to county, and state to state, it's imperative to call your agent and let them fill you in on the facts.

Hey friends, It's Kim Soper. Thanks for joining me today as we say farewell to beautiful Meadowcrest Mansion in Lexington, Kentucky located at 2550 Winchester Road on the beloved Hamburg Farm. So quick background for you, in 1898 John Madden, along with his family, his sons, 2000 acres and his famous race horses made this area his home. Upon his death in 1929, the farm was split between his two sons, John E. Madden, Jr and Joseph Madden. John E. Madden took the original Hamburg farmhouse, which is still standing not far off Winchester Road behind some trees and his son, Joesph spent $400,000 to build beautiful Meadowcrest Mansion. Joseph died in 1932. The home was almost finished at that point, so his wife had to work to finish the home out. And that's where she lived with her sons. But a little background on the home, it's actually was beautiful. It was designed by Robert McMeekin, who also designed Keeneland.
He was commissioned to do all the plans and the construction for Meadowcrest. McMeekin always had outstanding homes. You can find some throughout Lexington today. So the sweeping staircase was a beautiful feature. There was actually a bowling alley in the basement. There were over Seven bedrooms, Seven baths, a large dining hall, a library, and bowling alley and even wallpaper imported from New York City. They used all the finest finishes and fixtures that you could imagine at the time . It was considered one of the finest homes in Lexington. And of course this part of the country as well. Take a look through these pictures. Most of them were taken in February of 2022. Most of them, as you see, the final stages of demolition were on February 13th of this year. February 14th Valentine's Day was the last day the house was standing. That's when they took the remainder of the house down and started the cleanup.
As you can see in the pictures. Meadowcrest will always be a part of Lexington history. Where it was located, It was literally just on a huge corner lot, and everyone took notice it was just such a beautiful example of Georgian architecture. That was the bowl alley.

So this is Meadowcrest Mansion in Lexington, Kentucky built in 1929. And this is 2022. It's being torn down for development. We're all super sad in Lexington. I know my buddy, Jim and I are just heartbroken over Lexington, losing such an awesome piece of history. If you're familiar with horse racing or if you're in horse racing or if you even watched the Derby this is the farm of 1919 Sir Barton, the first Triple Crown winner, as well as Alysheba, 1987, Kentucky Derby winner. So that family that had Alysheba, the Madden family, you probably know Anita, you know, Preston, the ones that always had the extravagant Derby parties that are so legendary, not only locally, but on a national scale. So Preston, this was his family's farm. His grandfather, John E. Madden, started Hamburg Place and this was Preston's uncle's house that this house was built, actually, he built it in the 1920s. So this is where the old bowling alley was. My friend Jim is definitely very, very much he has a lot of cool information about the house he's been out here several times over the years, and he is such a cool Lexingtonian if you ever get to meet him, he partied here when he was a kid. So here you go.

Is in the front part of the basement and near the front door, there was a secret staircase that went from the upstairs, down to the basement so that you could escape for any kind of purpose reasons. I toured the house years ago too, and chased out the attic by a ghost, and I had a Lexington sheriff with me to verify that just happened. yeah, it's very nostalgic. It's very, very,

It is. And I'll never, I
Jim:
Lose of Lexington history.
Kim:
Absolutely. And I'll never forget the night that Jim and I went over to Preston and Anita's house. And our whole point was we were going to get the key and just come over here and maybe take a quick tour. And it was literally the night after Preston and Anita made the largest land sale in Lexington, Kentucky Real Estate history. It still stands today at over 185 million dollars where they sold off part of the shopping center. And we thought we were just going to get the key, we'll spend a few minutes with them but oh my gosh, guys, they partied all night. Like I remember it's like midnight and I'm like I need vitamins to keep up with it. So we never made it over here that night, but we still had so much fun with Preston and Anita. So this is the final days. It is what almost Valentine's day tomorrow, so it's February 13, 2022. And we believe this portion will be coming down tomorrow on Valentine's day, which creates a very symbolic ending to the history of this home.

Hey guys, Kim, Soper, Kim in Kentucky with my buddy Jim Perry, Kim Soper with ExploreLexingtonKY.com and Jim, tell him where we are.

We're at the Madden Estate. what year was it built Kim?
Kim:
1929 way before our time.
Jim:
And as you can see behind us, tomorrow's gonna be the last day. Today's Sunday off for super bowl. And they're gonna do a demo on this tomorrow. The owners are currently in Europe and gave me permission to come out here and pilfer around, pick up some wine bottles, and we found some weird looking stuff, looked great in the garden and hate to see it go to the dump. So Kim and I both have quite a bit of nostalgic for these things and I'm bit of a historian for the not only the Madden estates and farms and farms around here. So we're having fun pilfering around just picking up silly stuff. Yeah. So it'll all be smooth over and gone tomorrow.
Kim:
It will. And that tomorrow would be Valentine's day 2022. What a kind of a surreal moment to, you know, Valentine's day is all about love. And Jim and I definitely love this house and we have over the years and you can read one of our blogs when we hung out with Preston and Anita Madden. Now wasn't their house, it was Preston's uncle's house. But we actually hung out with them one night and we were supposed to come over here and just tour the property. But we ended up partying with the Maddens all night long. They could out party us. They could out party us. It made me think I really needed to take vitamins daily because they were such characters in Lexington history. So we'll link those blogs here below, but here at Meadowcrest it's just a surreal moment. You can see the traffic behind us that is on the interstate. And of course, we're right at the cusp of Winchester Road and Polo Club, where Baptist Health is building right over here behind us. So someday this will be restaurants, office space, we don't really know what's going to be on this land, but, go back and look at some of the old history of Meadowcrest and the pictures. They don't build homes like this. We were just talking about this house is 8,000 square feet and it just, you know, they just don't build homes like this anymore. You should see the still beans,
Jim:
Brick walls, bowling alley beneath our feet, it's just phenomenal piece of property that We walked around the pond they just drained with the brick interior of it. It's just, you just don't see these anymore. And a lot of people know me if I've built some estate homes here in Lexington, it's as much fun. Well, more fun to build 'em than tear 'em down. But it's interesting to see the quality of work that goes into bathwall.
Kim:
Beautiful.
Jim:
Beautiful, or be a nice ornament in a garden somewhere.
Kim:
It will. And if you guys are historians like Jim and I, there was some books that came out. Elizabeth Simpson, she was actually a reporter of the Lexington Herald Leader in the 1920s and 1930s. She's got two books on Lexington homes. One's called Bluegrass Homes and Their Traditions. And then also there's one called Enchanted Bluegrass. And so those books will talk about Meadowcret as well as some really cool homes in Lexington. So if you ever find them at a local vintage sale a yard sale, if you find them at a yard sale, you've hit the jackpot definitely pick them up, but I think the public library of copies too. And then you can see some of the old pictures of Meadowcrest where we are today. So Jim,

Yeah. So we'll kind of show you guys

Cause the funny thing about it, about 10 years ago, I had a ghost chase me out of the attic here. I had a Lexington Fayette county, sheriff Barry Buckinnanny and the ghosts chased us out of the attic. It was most spooky thing I've ever had happen to me here but it's sad. Maybe you'll see somebody looking at us from the building.
Kim:
Definitely. And we'll kind of show you that just standing here on this little rubble pile, so you can see behind us and then up below. So see where Jim showed you that tile that's from that green bathroom. I believe there were four full baths in this house, maybe five, but I think four. And we have seen colors of orange and pink and a lot of green today, but upstairs where Jim was in that attic, it's now gone, but go back and look at some of the old pictures and, and see where Jim had that encounter with the ghost. Also, there was a movie - House of the Witch - that was made here in 2017 and they do show that I believe on the Sci-Fi channel. So look up House of the Witch you can see that too. So that is Meadowcrest in a nutshell, we're just taking in the last days and we appreciate you guys joining us. And we're just Lexingtonians who love our hometown and everything that makes it

Below I am going to link a great read on this remarkable home in Lexington’s Hamburg neighborhood. But before I do, let me tell you how sad I am that we are losing Meadowcrest Mansion currently standing at 2550 Winchester Rd Lexington, KY 40509. This is the large 1929 built mansion that sits right on the corner of Winchester Rd and Polo Club Boulevard. This beautiful home was built for Joesph Madden and his family. Although Joseph went to lavish extremes to make this fancy home a true homeplace, he never moved in due to his death a few months before the end of the home's completion. But his wife and children spent many years in this home. The home has been owned by the Cowgill family since May of 1999 and with it sitting on 85 acres right next to the interstate and of course in the mist of the Hamburg area, one could say it always had been planned to be torn down as the land value had become so pricey. Losing Meadowcrest will forever change the landscape of our city, espeically the Hamburg area as I bought my first home off of Polo Club and have lived in this near since after college. <br />
I’ll never forget the night my friend Jim Perry and I were going to tour Meadowcrest Mansion. We went over to The late Preston and Anita Madden’s home to retrieve the key to see Meadowcrest, but we ended up staying at Preston and Anita’s home all night! They could out party all of us. They wanted to celebrate their $185 million dollar record land sale in Lexington which still stands today. I’ll link the blog post about my night with Preston and Anita Madden below if you are interested. Preston told us Meadowcrest Mansion had wallpaper that was purchased in New York City during the Great Depression and there was a bowling alley in the basement. A year later I visited Meadowcrest and met the renter who was renting the carriage house and he showed me around. He said the heating and cooling system inside of Meadowcrest had been shut off years before which led to the deterioration of the inside of the home. He was super nice showing me around and he collected agates and polished them into incredible beauties. I had no ideal the most sought after and prettiest agates with the most vivid colors were found in Kentucky in the Estill County and Lee County regions of Kentucky.
I’m heartbroken over the upcoming demolition of Meadowcrest. As of today as I type this - February 5, 2022, the carriage house has come down and cranes are butting up next to the main portion of Meadowcrest. With a demo permit filed, it will be a matter of time before she is left to mere rubble. They don't make homes like this anymore and losing Meadowcrest will always leave a hole in my heart. She could have been saved and been the centerpiece of that side of the Hamburg development. She’s a beauty!

This question really depends on you and your Realtor. Based on my experiences and what my clients have told me, it is best to bring the children along only when the final selection process is in order. This is simple once you ask yourself these questions:
1. Are your children up for a grueling day of house hunting?
2. Will you be able to give homes the consideration they need if you are watching the children at the same time?
Many parents choose to bring in the children when the selection process is down to 5 homes or less. It is important to let the child have a say and express his/her thoughts. One thing you can count on is when they are ready to join us for house hunting; I will make sure I have created them a book full of pictures and information on the homes we will see. This really draws the child in and makes them feel like a part of the journey.
