How Many Times Should I See The Home Before Making an Offer in the Lexington KY Market?

In my book and personal experience, there are never too many visits to a home. Every time you visit a home, your eye moves to something different in the home. I personally encourage my buyers and I to visit those homes under final consideration several times before making an offer. When I bought my first home, I just saw my home once before making an offer. And then when I moved in, I realized there were no linen closets. WOW, talk about a lack of storage. This was long before I obtained my real estate license, but had my Realtor explained to me the importance of seeing the home again, before making an offer, I would have noticed the lack of linen closets. I encourage my clients and I to go back several times to see the home if possible. Sometimes a very popular home will sell in a few hours so visiting multiple times may not be something we can do. So, we will want to make sure we take good notes the first time around.

 Here are some other tips:

  1. Visit the area at different times of the day and night.
  2. Make the drive from the home to your office in rush hour
  3. Try speaking one-on-one with the neighbors. They will shoot you straight the way things really are.  I always hang out away from my clients when they are chatting with the neighborhoods. I want my clients to hear the pros and the cons of the neighborhood and if I am present, the neighbor may not give the cons that is why I allow my buyer the time to chat with the neighbors.

In the end, if you feel a home may be right for you and your family, let’s visit it multiple times and learn everything about it we possibly can before you submit an offer to purchase. That is one of my commitments to you!
