Best Tips for Buyers During a Hot Real Estate Market in Lexington KY

Hi, it's Kim Soper of ExploreLexingtonKY.com and Realtor here in Central Kentucky, as well as Lexington, Kentucky, my hometown. Welcome. So I'm getting ready to go out and meet a buyer. We're going to look at a property that's been on the market for less than an hour. We're going to be one of the first ones in to see it. And we're very excited. So just some quick tips, if you are a buyer in the Lexington or central Kentucky market, make sure that your agent has you set up on online portals. So basically what that means is for example, my buyers and I, we literally watch the market every hour, basically down to seconds minutes. And what we do is take their criteria, we plug it in, we build them an online portal and the minute that property hits the market, we're going to know, and then we have the chance to set the appointment and be in the house as soon as possible to view that.

It's great. Honestly, I can't imagine being a buyer in today's market and not being on one of those portals, it would just be so time consuming to search all the websites and plug in your criteria constantly. And by the time you do that sometimes already pending. So make sure that your agent is utilizing technology and has you on one of those portals. Any questions, let me know. Also note that for the portals that's important, but it's also important to have a great agent that's connected.
